One
CONSULTATION
The Consultation Phase allows us to get to know one another and your project.
We will meet you (online or in person) to have a discussion of the project scope and budget, as well as potential timelines and expectations.
Initial Consult - FREE
If the scope is complex or not quite pinned down, we offer a free 30-60 minute meeting so that everyone has a pretty solid idea of what the project will look like.
Design Consult - $124/hr
Sometimes the matter is simply choosing materials and away we go! In this case, we can have a conversation about your preferences and needs, then help source materials and fixtures. We can bring you directly to our suppliers' showrooms, or stop by with swatches and samples. One hour is generally plenty for a simple scope, such as choosing flooring.
Specialized Consultation - $270/hr
If neither of our standard options is right for you, we may suggest a Specialized Consultation, the exact details of which we will iron out with you beforehand. This is also the option for if you want our services for consultation only.
Specialized consults are typically booked in 2-3 hour blocks.
Two
GROUNDWORK
The Groundwork Phase is all about gathering information and getting everything lined up for the Construction Phase.
Despite being less than a quarter of the budget, the Groundwork Phase asks the most time commitment from our clients. There are many decisions to make and our method is to have an ongoing back and forth conversation for the duration of the Phase.
Factors and Variables
- Inspections of your home by us and our vetted sub-trades
- Energy evaluation
- Engineering inspections and designs as necessary
- Grant research and application
- Structural design
- Interior design
- Project breakdown into steps as necessary
- Selecting and scheduling sub-trades
- Base plan (an architectural drawing of the project space currently)
- Floor plan (an architectural drawing of the project design)
- Permit application
Three
CONSTRUCTION
The Construction Phase is where you start seeing the magic.
This Phase is where the bulk of the budget falls, being 80% and up of the overall.
- Building/Fabrication of the project and components
- Communications and coordinations with sub-trades and suppliers
- Regular updates and regular communications with our clients
- Site management (maintenance, security, schedules)
- Quality control: city inspections, compliance and troubleshooting

AFTERCARE
Our relationship with our clients doesn’t end when the last shelf goes in. The Aftercare Phase is our assurance that we won’t leave you hanging.
Aftercare Manual
We provide our clients with a binder or folder which includes JOAT policies, all product warranties and manuals, principal materials used and their care and maintenance instructions if applicable (such as paint colours and the flooring used), and a full drawing set including any adjustments made during the process.

Aftercare Program
Above and beyond industry standard is our 2-year trade work warranty, ongoing home health evaluations and duct cleaning at the end of each renovation.
